What initially appears to be exterior deterioration can sometimes reveal a much larger problem once the wall is opened.
That was the case with this concession stand at Unity Park in Argyle, Texas. Significant termite damage had been concealed inside portions of the wall system and lower exterior structure. Once the affected materials were exposed, it became clear that repairing only the visible deterioration would not adequately restore the building.
The project developed into a major rebuild of the affected portions of the concession stand.
Lynnmar Services removed termite-damaged materials, rebuilt and reinforced wall framing and headers, replaced and doubled deteriorated wall studs where necessary, installed new insulation, repaired and reworked electrical components within the affected walls, and replaced damaged exterior sheathing and lap siding.
The exterior was then painted to match the existing facility and preserve its established appearance.
The project also included a significant functional upgrade: installation of a new exterior drinking fountain with bottle filler. New water supply, drainage, and electrical were installed to support the new fixture.
The finished project restored the damaged areas of the concession stand while keeping the appearance consistent with the rest of the Unity Park facility.
Discovering Extensive Termite Damage Inside the Walls
One of the challenges with termite damage is that the visible deterioration may represent only a portion of the actual problem.
Exterior siding and interior finishes can conceal damaged studs, sheathing, headers, and other wood components. A wall can continue to look relatively intact even after portions of the wood behind it have experienced substantial deterioration.
Once the affected areas of this Argyle concession stand were opened, the extent of the hidden termite damage became apparent.
At that point, the project was no longer simply about replacing damaged siding. The affected wall system needed to be opened sufficiently to identify deteriorated material and determine what needed to be rebuilt.
Damaged material was removed rather than concealed behind new finishes.
This allowed the repairs to begin with sound material before the walls were insulated, closed, and refinished.

Rebuilding Wall Framing, Studs and Headers
Framing repair became one of the most important parts of the project.
Termite-damaged wall studs and other deteriorated wood components were removed or reinforced as appropriate. Affected studs were replaced and doubled where necessary, and portions of the wall framing and headers were rebuilt to restore the damaged sections.
This type of work is considerably different from a cosmetic exterior repair.
When deterioration extends behind siding and into the wall itself, installing new siding over compromised framing leaves the primary problem unresolved.
By opening the wall and rebuilding the affected framing first, the new exterior materials could be installed over a properly repaired wall assembly.
Although much of this work disappeared from view once the project was finished, it was one of the most important phases of the entire concession stand rebuild.
Electrical Repairs and Rework in the Affected Walls
Opening the damaged walls also exposed electrical components running through the affected areas.
Electrical work needed to be coordinated with the framing repairs so wiring and other components could be properly addressed before new insulation, sheathing, siding, and finishes closed the walls again.
Necessary electrical repairs and rework were completed throughout the affected sections as the reconstruction progressed.
This is one reason larger repair projects can benefit from having a contractor capable of handling multiple aspects of the work.
Structural repairs frequently intersect with electrical, plumbing, insulation, siding, drywall, and other systems. Coordinating those elements during the rebuild can prevent newly completed work from having to be opened again later.
New Insulation, Exterior Sheathing and Lap Siding
After the damaged framing and related electrical work were addressed, the wall assembly could begin going back together.
New insulation was installed in the reconstructed areas before the exterior was closed.
Deteriorated lower exterior sheathing was replaced to provide a solid substrate for the finished exterior. New lap siding was then installed in the affected sections to restore the building envelope and match the surrounding concession stand as closely as possible.
The lower portion of an exterior wall is particularly vulnerable when deterioration is present because moisture, insects, landscaping conditions, and normal weather exposure can all contribute to damage over time.
Replacing the compromised materials provided an opportunity to rebuild these areas properly rather than simply covering the visible damage.

Matching the Existing Unity Park Concession Stand
A major objective of this project was restoring the building without making the repaired sections look disconnected from the rest of the facility.
The concession stand already had an established exterior appearance that fit the surrounding park.
After the structural repairs, sheathing replacement, and siding installation were complete, the new exterior surfaces were prepared and painted to coordinate with the existing building.
For repair projects involving an established commercial or community property, matching the original appearance can be just as important as completing the underlying construction work.
The goal was not to redesign the concession stand. It was to repair the damaged structure while maintaining the look and theme that were already part of Unity Park.

New Exterior Drinking Fountain and Bottle Filler Installation
The project also included installation of a new exterior drinking fountain with an integrated bottle-filling station.
This required more than simply mounting the fixture to the wall.
New plumbing had to be installed to provide the necessary water supply, along with drainage for the fountain. Electrical service was also provided for the equipment as required by the installation.
The plumbing, drain, electrical, and mounting requirements were coordinated with the other work taking place on the concession stand.
Adding the bottle filler provided a practical upgrade for a public park environment while the building was already undergoing extensive repairs.
Coordinating Multiple Trades in One Commercial Repair Project
This Unity Park project demonstrates how quickly a seemingly isolated repair can involve several different types of work.
The concession stand required demolition, structural framing, carpentry, insulation, electrical work, plumbing, drainage, exterior sheathing, lap siding, painting, and fixture installation.
Rather than viewing each item as a separate project, the work had to be coordinated according to the order in which the building needed to be reconstructed.
Framing had to be addressed before the walls could be closed. Electrical work within the affected areas had to be completed while those areas remained accessible. Insulation needed to be installed before the wall assembly was finished. Exterior sheathing and siding followed the underlying repairs, with painting and finish work completing the reconstruction.
The new drinking fountain and bottle filler similarly required coordination between plumbing, drainage, electrical, and exterior installation.
This type of multi-trade project is an important part of the commercial repair and property maintenance work provided by Lynnmar Services throughout Argyle and Denton County.

Restoring the Unity Park Concession Stand
The most significant part of this project is largely invisible now that the concession stand has been put back together.
Behind the finished exterior are repaired and reinforced wall sections, replacement framing, new insulation, corrected electrical components, and new sheathing. On the exterior, replacement lap siding and carefully matched paint allow those repairs to blend back into the existing facility.
The new drinking fountain and bottle filler added another useful improvement for the park, supported by newly installed plumbing, drainage, and electrical.
What began with deterioration in the wall system ultimately became a substantial rebuild of the affected portions of the structure.
The finished result restored the concession stand while maintaining its familiar appearance at Unity Park.
